Why I made this calculator — 30 problems solved (click to expand)
  • Not knowing how much repairs will cost. Solved by: region-aware, itemized cost estimates so homeowners see likely totals ($5k → $75k ranges visible).
  • Being afraid contractors will overcharge them. Solved by: Pro vs DIY comparisons and labor/material breakdowns to spot outlier bids.
  • Not knowing which repairs are urgent vs optional. Solved by: Priority tagging and subtotals (Urgent vs Optional).
  • Feeling overwhelmed by multiple issues at once. Solved by: One-dashboard summary and timeline to reduce overwhelm.
  • Not being able to compare quotes evenly. Solved by: Standardized item names and full breakdowns so quotes are apples-to-apples.
  • Not knowing if selling as-is is smarter than fixing. Solved by: Add both totals and compare — plus an as-is offer option in the PDF.
  • Not understanding what repairs actually increase value. Solved by: Value-adding tag and ARV boost logic to show which repairs move the needle.
  • Not knowing the real ARV after repairs. Solved by: ARV = present value + repairs (value-add repairs get extra ARV uplift) shown clearly.
  • Fear that repairs will exceed what they can afford. Solved by: Worst-case totals, hidden-cost allowance, and clear subtotals.
  • Insurance claims confusion. Solved by: Exportable estimates to compare against adjuster numbers.
  • Not knowing how much time repairs will take. Solved by: Days estimates per item and total timeline projection.
  • Not knowing which repairs block a traditional sale. Solved by: Code/inspection-critical tagging for foundation, electrical, etc.
  • Pressure from agents/contractors giving conflicting advice. Solved by: Neutral, data-driven numbers you can share with others.
  • Not knowing the minimum repairs needed to pass inspection. Solved by: Mark items as inspection-critical so you can create a pass/no-pass set.
  • Procrastination due to uncertainty. Solved by: Clear numbered totals that reduce decision paralysis.
  • Being embarrassed to ask contractors for bids. Solved by: A print-ready PDF to present to contractors confidently.
  • Not knowing how much prices vary by region. Solved by: Region-based base costs (Colorado & Little Rock, AR) and size scaling.
  • Not knowing if a DIY repair is cheaper or more expensive. Solved by: DIY vs Pro toggle with different labor/material splits.
  • Getting overwhelmed tracking receipts, materials, quotes. Solved by: Centralized rows per repair (future: attach receipts / notes).
  • Not knowing the repair category names. Solved by: Plain-language item list and tooltips in the item selector.
  • Not knowing if repairs are cosmetic or structural. Solved by: Value/critical tags and clear labels to separate cosmetic vs structural.

  • Getting ghosted by contractors. Solved by: With numbers ready you can move forward without waiting on quotes.
  • Not knowing if they should fix now or wait. Solved by: Timeline + cost projection to compare urgency vs delay.
  • Being unsure which repairs must meet code. Solved by: Labels for code-required items and a focused urgent list.
  • Stress from not knowing if repairs will trigger more repairs. Solved by: Hidden-cost allowance and clear "hidden other" line items.
  • Not understanding how repairs impact appraisal value. Solved by: Value-adding repairs shown separately and ARV uplift calculation.
  • Not having a simple, digestible summary they can show family. Solved by: Exportable PDF summary with concise totals and contact info.
